Block Management Services

Full Block Management Service

  • Issue Service Charge demands.
  • Issue Service Charge reminders.
  • Manage/Take any legal action on arrears.
  • Prepare the Annual Service Charge Accounts.
  • File the Annual Return with Companies House.
  • Arrange for your Annual Accounts to be filed.
  • Take over the property utility accounts if required.
  • Deal with any solicitors enquires when a leaseholder sells their property.
  • Obtain competitive Buildings insurance.
  • Obtain competitive Directors insurance.
  • Issuing of Share Certificates and maintenance of Share Register
  • Leases – Variations, Licenses to Alter, Deeds of Variation, Enforcement of Breaches etc.
  • General Legal Advice.
  • Annual General Meetings Admin i.e: sending notices, agendas, proxy forms etc.
  • Attending committee meetings.
  • Administration of Section 20 notices for major works (additional charge).
  • Management of all relevant maintenance and services that are in the block ie lift, fire alarm etc.
  • Arrange any necessary repairs using trusted experienced contractors.
  • Carry out regular inspections of building and communal areas.
  • Dealing with any disputes or issues which may arise within the block.
